April 2022 Project Updates
This is the third project update of 2022. Here’s what we are working on.
Board Member Resignation –
Luis Hernandez, our board Vice-President has resigned his position effective March 31st. Luis has been assigned to a couple of major accounts at his business and he needs additional time to devote to that. He has done an excellent job since his election to the board, and we wish him the best of luck with his increased job duties. Luis will remain part of the ARC committee. Michael Hearn will assume the position of Vice President.
The board weighed several options in determining Luis’ replacement and decided that it would be best to go back to last year’s election and ask the next highest vote-getter to be on the board. Patricia Thibodeaux will be joining the board effective April 1st. Please look for her at upcoming events!
Website –
The website continues to be a focus of our attention. Each month we are adding new features and content. In April we will be adding a password-protected community directory and an event calendar.
Social Events –
Our first ever Catfishing Tournament was held on March 26th between 2-4 pm. It was a great success with nearly 50 adults and kids out fishing. We caught no catfish but everyone had a good time on a beautiful day. The lake is now clear to be re-stocked in April. We will be introducing flathead minnows as baitfish, hundreds of sunfish, and a healthy number of large-mouth bass to re-populate the lake. Additionally, we will be adding some spherical fish attractors that will be placed on the bottom of the lake. These devices will serve as a spawning ground for some of our larger fish and will also serve as cover for our baitfish.
The Spring Eggstravaganza will be on April 9th. Go to the website, click on the event and you can see everything that will be going on.
We will have our first community garage sale of the year on April 30th. We chose this day because it is the same day as the community garage sale for The Settlement across the street from TRACC. Get ready to put your stuff up for sale!
Gate System –
Vendor presentations have been completed and we have selected a new gate company – Houston Security Gates. In a nutshell, our gates will be individually powered by motors that drive arms to open and close our gates. (Our current system has activators attached to the inside of the gates). These arms are rated for moving gates up to 4,000 pounds; our gates are about 1,850 pounds each. We are hoping that the increased capacity of our system will reduce wear on our arms, gate posts, and hinges. The repair costs for the new system will also be lower than our current system, which has cost us $11,000 in maintenance fees over the last 12 months. Members of the board, along with Brian Kelnar (resident and former board member that has maintained our gate database for years) will be updating the database and we will be asking residents if they want to change their gate access code. The database for our gate system will be maintained in-house. Stay tuned for more information on that.
With the modernization of the gate system, we will also be upgrading our pool access system. This will simply be a change in hardware. Our gate card system will be essentially the same and residents will be able to use their current pool card for entry. The pool will be open on April 23rd.
Landscaping –
We have finalized our vendor to remove/trim hazardous trees throughout the subdivision. Tomball Tree Service will be doing that work this week. Once the trees are done, we will move to topsoil spreading and hydroseeding in bare areas around the lake. Look for that to be completed by the middle of April.
If you have taken a walk along our lake sidewalk or green belt area, you have probably noticed a big change. Yes, we power washed the sidewalks and they look amazing! The power washing was done by Saint Power Washing, which is owned by one of our residents, Tony Beffer, Jr. In addition to the sidewalk, we also had our playground equipment washed and sanitized.
Our landscaping committee has created a plan to re-decorate some of the plants and mulch areas in front of the pool. We are also creating a new flower/plant garden at the STOP sign just inside the gate entrance. We are looking to complete this by the middle of April.
Deed Restrictions –
We are currently completing price checks on cleaning street signs, replacing STOP signs that are faded, and posting some new signage in an effort to slow traffic in the subdivision. This was in direct response to our survey results that suggested more traffic monitoring in our community. Stay tuned for improvements there.
Quarterly Hoa Meeting
The Next Quarterly Hoa Meeting Will Be At The Pool On April 12Th @ 7:00 Pm. All Residents Are Welcome And Encouraged To Attend. As An Incentive, We Will Be Giving Out Some Nice Gift Certificates In A Raffle For Lucky Residents That Attend. Bring Your Own Chair.
