October Update 2024
These are the projects that we are working on.
Grounds/Lake/Gate– On Monday, 10-14-24, at 8:30 am, we will begin working on our landscaping upgrades. Materials and plants have been purchased and the Fall planting will begin. Feel free to stop by the pool entrance if you are interested in helping out. Work will take about two hours and this will be the first phase of a two-phase process to enhance the community entrance, pool front and culdesac islands.
The HOA board is taking a proactive approach in addressing our recurring issue with tree maintenance. In an effort to reduce tree damage, we are hiring Tomball Tree Service to trim, thin and remove problem trees that may simply blow over in heavy winds. That work will take place within the next few weeks.
A big thank you to Mike Willand and Rick Fisher for all of the work they have been doing to keep up with our sprinkler system. These two guys have been replacing and repairing dozens of our controllers, heads and pop ups for weeks. This has resulted in huge financial savings to our community.
The lake fountain is still being repaired. We are looking at re-installation within the next couple of weeks. All work is under warranty. Lake water levels have improved with the addition of our ESS-13 polymer back in January. We are considerably under budget on this years water expenses.
Joe Hartley has taken over responsibilities for the gate. If you need a new gate opener or pool card, email: [email protected]. Gate openers are $20 each. Pool cards are $10.
Board elections – Our annual resident meeting will take place on November 19th. We will have three board positions to fill. If you are interested in running for the board, please start planning now. All interested candidates must submit their biography and intent to run to the board by October 19th.
Waterline land acquisition – The Northwest Harris County Regional Water Authority (NHCRWA) has submitted an offer to The Reserve at Cypress Creek HOA board of $53,400 for the purchase of land rights for the installation of a 16″ and a 42″ underground water line. These lines will tunnel approximately 10′ underground along Telge Rd. and Louetta Rd. Work is scheduled to begin in the third quarter of 2025. The HOA board has accepted the offer and is continuing to negotiate the timetable of the possibility of having the NHCRWA replace vegetation that may die as a result of the tunneling.
Pool – The pool will close for the season on Sunday, October 13th. We are planning on re-plastering the bottom of the pool before the end of March 2025. Additionally, we are looking at installing an additional handrail in the kiddie pool area for entry/exit to the pool. We will also be checking out the possibility of resurfacing one portion of the pool deck in an effort to reduce slipping. More on that as it develops.
Social – Our Fall Garage Sale will be conducted on Saturday, November 9th between 7am and noon. Please begin getting your items ready for sale.
Christmas decorations are due for an upgrade and several of our social committee folks are taking on the task of refreshing our lighting, ribbons, garland and wreaths. Look for the request for volunteers to help with decorations in November.
