March 2022 Project Updates

March 2022 Project Updates

Apr 1, 2022 | Updates

This is the second project update of 2022. Here’s what we are working on.
Website
The new website is up and working. We are currently tweaking minor grammatical and spelling errors and adding new content. Blogs have been launched on two upcoming events. More elements of the website will be introduced as we gain access to new software and use your suggestions to improve the site.

Social Events
Our first ever Catfishing Tournament will be on March 26th between 2-4 pm. No license is required and any resident can participate. The tournament was created for two reasons; 1) Because it’s fun! and 2) We need to get the catfish out of the lake prior to re-stocking with blue gill and bass. The Spring Eggstravaganza will be on April 9th. Go to the website, click on the event and you can see everything that will be going on.

The next quarterly HOA meeting will be at the pool on April 12th @ 7:00 pm. All residents are welcome and encouraged to attend. Bring your own chair.

Gate System
Vendor presentations have been completed and the information is now in the hands of our Gate Committee. They are weighing the pros and cons of the systems and will recommend a new gate solution to the board soon. Stay tuned.

Pool
The pool will be open on April 23rd.

Landscaping
Upcoming volunteer workday – Saturday, March 5th between 9 am – 12 pm. We will be trimming two of the oak trees located near the lake. These trees are overgrown and creating shade issues, which is preventing grass/vegetation to grow. We need chainsaws, loppers, rakes, brooms, and manpower! Plan on being there (with your gloves and gear) next Saturday.

We have created a plan for vegetation to be planted in front of the pool house. Plants are currently not available but look for the changes at the end of March.

The landscaping committee has identified (5) trees to be removed in our common areas. Three trees are located along the walking trail on the greenbelt, one tree is near the end of the cul-de-sac on Blackburn Cove Ct., and the final tree is located just south and east of the lake. This tree has been struck
multiple times by lighting and needs to come down. If the budget allows, we are also looking at removing the dead “Frankenstein” tree just east of the Stop sign at the corner of Windsong & Woodford Hollow (entrance to subdivision). If we can get this done, we are planning on putting in a flower/plant garden in the spot of the tree removal.

In late March/early April we will be hydroseeding the bare areas left because of our lake trenching root abatement project. The hydroseeding will be applied on top of new topsoil that will be spread on all affected areas. Additionally, we will be hydroseeding the bare area just west of the playground and just east of the pool. Hydroseeding will be done with a blend of Bermuda grass and millet.

In the process of completing our lighting/electrical work at the front of the complex, we discovered numerous irrigation stations (and one electrical junction box) that had been buried beneath about 4” of dirt/grass. All these stations were functional, but since the expansion of Telge Rd., we had lost track of where they were. We are currently in the process of excavating those stations and bringing them back to vegetation level, so we have access to them. This will ultimately assist us in properly mapping our sprinkler system throughout the subdivision. Picture files are being created of these maps so future board members/residents will have knowledge of what is underground.

Deed Restrictions
Research has been completed on traffic and we have learned that our local law enforcement agencies are not enforcing traffic violations in our subdivision. Why? Because our subdivision is considered private property. That means that we are responsible for our own traffic maintenance. The board is investigating the costs and placement of new traffic signage within the
subdivision. Stay tuned.

To communicate with the Board, do one of the following: 1) Send Email to: [email protected]. The member with the duty responsibility you are inquiring about should reply within a few days.; 2) Use the website blog to discuss issues and ask questions. 3) Email directly to the Board member with the duty responsibilities you have questions or comments about.
